Mortgage Rates Are Up. Here’s How Today’s Market Is Reacting.

Mortgage rates have moved up noticeably over the past month, and that shift is showing up in how buyers and sellers are approaching the Austin-area housing market.

The market has not stopped—but it has become more selective. Buyers are weighing affordability more carefully, sellers are navigating a wider range of expectations, and the right strategy matters more than ever.

Fewer Homes Are Going Pending

Compared with the summer months, roughly 150 fewer homes are going pending each week. Some of that is normal for fall, when activity typically slows after the busier summer season. But rates and monthly payments are also influencing buyer confidence and timing.

That does not mean buyers have disappeared. It means they are more deliberate. Buyers are still moving when a home fits their needs, the pricing makes sense, and the overall terms feel manageable.

More Sellers Are Reconsidering Their Next Step

At the same time, there are roughly 100 more sellers each week who are withdrawing their homes from the market or allowing their listings to expire. Price reductions and new inventory, however, have stayed relatively consistent.

That difference is important. Some sellers are choosing to pause instead of making a change that does not align with their goals. Others are adjusting their strategy to meet the market where it is today.

The Three Types of Sellers in Today’s Market

While every situation is unique, sellers often fall into one of three general groups:

  • Sellers who are priced to sell today. These homeowners understand the current competition and are positioned to attract serious attention.

  • Sellers who are still adjusting. They may need more time, a pricing change, or the right offer to reach a successful outcome.

  • Sellers who would like to move but do not need to. Their preferred price may not be realistic in today’s market, so they may decide to wait.

There is no one-size-fits-all answer. The strongest approach starts with being clear about the reason for selling, the desired timeline, and the flexibility available around price and terms.

Buyers Are Taking Different Approaches, Too

Buyers are not all looking at the market the same way. Today, we are seeing three common approaches:

  • Ready-to-move buyers are comfortable with current conditions and are making reasonable offers when they find the right home.

  • Payment-focused buyers are looking for closing-cost assistance or a rate buydown from a seller or builder to make the numbers work.

  • Value-focused buyers are making aggressive offers as they search for a seller who needs to move quickly.

For buyers, knowing which category best reflects their situation can help determine the right offer strategy. A strong offer is not always the highest price—it can also be the offer with the terms, timing, and financing that best fit the seller’s priorities.

Why the Market Feels More Complicated

The challenge is that the buyer who wants a particular home may not be the buyer a seller expected. Likewise, the seller of a home a buyer loves may not be motivated enough to accept the deal the buyer hopes for.

That is why strategy matters. Sellers need a plan that reflects both the market and their personal goals. Buyers need to understand what they can realistically offer and where they have room to be flexible.
