This ZIP code has long been a popular choice for buyers who want access to South Austin’s restaurants, parks, major roads, and downtown convenience without moving too far from the center of the city. But in the last few years, the number of homes available—and selling—under $450,000 has shifted dramatically.
Right now, there are 73 homes listed for sale under $450,000 in 78745.
That is a very different picture from the height of the market. From December 2021 through the end of 2022, just over 130 homes sold below $450,000 in 78745 during that entire 13-month period. This year alone, more than 250 homes have already sold in that price range.
